The Tenant Placement program at Lanterna Property Management was designed to help rental property owners better assess current rental market conditions, advertise and show properties to potential renters, screen and select applicants and prepare and complete lease documents and addendums. Our approach has been tailored to create a positive atmosphere between landlord and tenant at the start of the tenancy, and to encourage the continuation of that relationship for as long as that tenant lives in your rental home.
Step 1
Current Rental Market Assessment
We start with an assessment of your rental property, and then use that information to assess where it stands in current rental market conditions. How rentable is it? Does it need some updating or repairs to make it market ready? What is the market rental range? What is the best marketing strategy for it?.
Step 2
Advertising & Showings
This step begins with obtaining photos and video for marketing, preparing & submitting advertisements, handling correspondence from inquiries, scheduling & conducting showing appointments and providing applications to potential renters.
Step 3
Application Processing & Tenant Selection
We collect application submissions and process applications. We consult with you for direction on tenant selection and, once an applicant has been selected for approval, we notify the applicants with safeguards in place.
Step 4
Preparation of Lease Documents
We prepare the Tenancy Agreement, addendums, Form K and additional forms and information sheets that apply to the property being rented.
Step 5
The Signing of the Lease
We coordinate a lease signing appointment with you and the new tenants, and go through the lease and all other documents prepared in Step 4 with both parties, completing the service with the signing of the lease by both parties.
