Full Rental Management

Our full management package includes all of the services of the standard Tenant Placement package, in addition to the majority of the management tasks that arise after the  lease has been signed, starting with the completion of the walk through and Condition Inspection Report with your new tenants. 

Just as with the standard Tenant Placement service, using a full management service to handle the management of your rental property can also save you time and money, and reduce stress.  Our experience provides the know-how for efficient and effective tenant communications, including those that can save you money in the short term and in the long run, and that can reduce the chances of tenant disputes.  Collecting rents, handling the tenants’ security deposit, paying invoices to trades, handling non-resident withholding tax payments and providing summarized NR4’s and both monthly and year end statements provide everything you need for a clean and simple year end accounting each year.

Step 1

The Tenant Placement

All of the components of the standard Tenant Placement Service, from the current rental market assessment to the signing of the lease, where in the case of full management, we sign all of the lease work for you as your agent.

Step 2

The Move In

We conduct the move in inspection, including the Condition Inspection Report and the providing of the keys.

Step 3

Security Deposits

We collect and hold the security deposit in a Security Deposit Trust Account to be paid out in accordance with the Residential Tenancy Act at the end of the tenancy.

Step 4

Rents, Payments & Statements

Each month we collect the rent from your tenants, pay out any vendor invoices that were incurred and provide you your rent deposit and statement for the month. Transparency in this step is essential and as such you are provided with vendor invoices with your statement for any payment that we make on your behalf. We also provide you with an easy to understand year end statement each year, along with an NR4 form if you are a non-resident client.

Step 5

Tenant Correspondence

We handle both the incoming and the outgoing calls and emails with your tenants. This can be a huge time saver and can avoid potential disputes or financial penalties by ensuring conversations with tenants are in accordance with Residential Tenancy Act rules and regulations.

Step 6

Repairs & Maintenance

We coordinate necessary repairs between vendors and tenants, referring to you when direction is needed, and handle the payment of the associated invoices from rental income each month.

Step 7

There are many other tenancy related tasks in addition to the above that we either handle or provide guidance for, including the service of rent increases, handling move outs and tenant changes, keeping on top of changes to the Residential Tenancy Act, proactive preventative maintenance, collecting the strata move fee and providing the Form K to the strata management company, yearly reminders for mandatory tax disclosures each year and much more.
